9. The pros and cons of buying a timeshare

While many of us would like to own a vacation home, the cost and year-round maintenance keep us from making that dream a reality. If you have the idea of having a home away from home, owning a timeshare could be the best option. However, it would help if you did your homework. First, you’ll need to understand how timeshares work.

When you purchase a timeshare, you buy the right to use a specific unit at a resort for a designated period each year, usually one calendar week, although it can be longer. You have that suitable for the rest of your life or a contracted number of years. You can sell it at any time. The timeshare is purchased in advance for a lump sum. Prices will vary according to the property itself, as well as the value of the week you want. Unsurprisingly, summer and Christmas will cost more than less popular times.

In addition, you must pay maintenance fees (an annual lump sum or monthly payments), plus your share of property taxes on the resort. Those maintenance fees, which can range from about $500 to $1,200 a year, must be paid whether or not you use the unit. When you stay in the team, you will be charged a fee for cleaning services.

A timeshare purchase is legally binding; it is not an agreement you can opt-out of, so carefully consider the pros and cons. The terms of owning a timeshare vary, so always read the fine print before deciding. But generally speaking, here are the potential benefits and drawbacks of being a timeshare owner.

10. a homey feeling

A timeshare unit is like an apartment, with a bedroom and bathroom (at least), a kitchen, a living room, and a laundry room. Homeowners get the comforts and feel of home, plus the ability to save money by cooking their meals. “With the kids, it’s been great to always have a kitchen and laundry available, unlike in a hotel,” says Dawn Lynch, a mother of twins and timeshare owner who lives in West Babylon, New York. “And there are always pool activities for the kids.”

11. affordability

A timeshare trip can be a long-term money saver, especially for large families. A group of five or more needs to book two hotel rooms and then hope those rooms are close together, if not adjoining. Even if you’re a family of four, sharing a hotel room can be less than comfortable. Opting for a timeshare can pay off. Darcy Falcone, a mother of two who lives in New Rochelle, New York, says buying a timeshare in Aruba was a great decision.

“They sleep eight, so the kids can bring friends if they want, and we all settle in comfortably. And if you compare our cost per vacation to what we pay for similar-sized accommodations of the same quality in the same area, we’ll come out ahead,” he adds. Also, suppose you’ve ever had to cancel a vacation at the last minute due to unexpected expenses. In that case, You can avoid that disappointment in the future with a timeshare, which is essentially prepaid when your vacation week arrives.

Another point worth mentioning is that high-quality digs can be accessible to those without high-quality finances. For example, buying a fancy beachfront condo in Bermuda can cost a fortune. However, a week-long timeshare on the same property can be $20,000, plus fees.

12. rental income

If you know well in advance that you won’t be using your week, you can rent your unit. The timeshare management company can rent it for you, but you must pay a fee. If you have a “closure” unit, you may be able to take your vacation and get a little bit of rental income. Falcone had done this when only she and her husband visited Aruba. “I can rent the front two bedrooms, close the door that connects that part of the unit to the back bedroom area, and just come in and out through the back door,” she explains. “Some people say timeshares are limited, but I think I have options.”

13. unpredictable costs

Maintenance fees can and often do increase each year. Before you sign, ask if the maintenance fees are capped, meaning they can’t rise above a set amount. Also, one-off improvements like replacing carpet or windows throughout the complex may not be included in your regular maintenance fees, and you’ll have to pay your share if they aren’t. Also, consider transportation costs. If getting to your timeshare requires flying, that expense can vary based on fuel prices and other factors. And if it costs several thousand dollars to get your family out of your timeshare, you may not end up using it every year.

14. use it or lose it

In most cases, the week you pick at the beginning is the only week you get, and your unit will sit empty if you don’t show up. That means if you have a last-minute emergency or have to attend a wedding at the same time, you’ll lose your vacation that year. Often, immediate family members can take your place, but if unforeseen circumstances prevent you from going, your immediate family may not be able to get there either.

15. sales challenges

A timeshare property can be challenging to sell because you will be competing with many other timeshare resellers and new timeshare resorts in the area. The contracts may stipulate that the management company receives a commission for their sale or place additional conditions on the resale to complicate matters further. Some timeshare owners end up selling their units on eBay for much less than what they paid for. They would instead let it go for very little then keep paying maintenance fees. (Of course, this can be a boon to buyers.) Also, if you sell your timeshare for less than you paid for it, the IRS does not allow you to claim a capital loss like you would with regular real estate.

16. There is no increase in value.

While a standard piece of real estate can grow in value over time, timeshares are rarely worth more than they sell for and often less. Much of the price of a timeshare goes toward marketing and advertising, management company business costs, and other miscellaneous expenses, rather than being an actual investment in the property itself.

17. A long-term (or lifetime) commitment

Most timeshare contracts are perennial. That means you are legally obligated to pay the maintenance fee and taxes indefinitely. If you don’t, the results are much like defaulting on any other debt: Collection agencies could come after you, and your credit rating will suffer. It is difficult for most of us to predict our situations in a decade or more. You may lose your job or your spouse.

Or maybe you’re moving and travelling to your timeshare from your new home may be more than you bargained for. None of this is to say that buying a timeshare is a wrong decision. It’s just a big decision, one you need to think about to make sure it’s right for you. Those who buy a timeshare on impulse or from a high-pressure salesperson waving around a luxury gift as an enticement often end up regretting it.

18. Pro or Con

The predictability of a timeshare vacation can be seen as positive or negative, depending on your perspective. Some people love that aspect of owning a timeshare. Falcone is one of them. “We have week nine in the calendar year. We really like to go at the same time of year, around our anniversary,” she says. “We like to have something to look forward to. We are all beach people who love Aruba. Also, I don’t have to worry about availability. We like the pool level and the ocean view. I don’t have to worry about getting what I want when I want it. I have it.”

On the other hand, some people get bored of vacationing in the same place year after year. If you are one of those people, you may be able to exchange your timeshare week for one in a different destination. Many, but not all, timeshare companies own properties worldwide. Trades aren’t a given, though, and they’re easier to catch if you have a highly desirable week and location. Lynch, who traded her timeshare in Kissimmee, Florida (which she bought on eBay) for ones in other states, cautions that planning is required. “The week we have is at the height of the summer season, so we’ve had to book our exchanges well in advance as the main resorts fill up quickly,” he says.
